Responsibility for maintaining units and grounds of the association are shared between the association and owners.
Examples of OGCA Responsibilities
- Providing Liability and Damage Insurance for Association property and units
- Maintenance and repair of common property (areas outside units) including:
- landscaping
- lawn care
- seasonal weeding, trimming, and watering
- replacement of shrubs and trees planted by the contractor or the Association
- snow removal of private roads, driveways and walkways
- Painting exterior doors, garage doors and trim, wood sections of porches, and fences
- Replacement of damaged siding (nails or hangers that break siding may not be used)
- Re-roofing of faulty roofs and repair of interiors caused by leaks
- Replacement or repair of driveways, sidewalks, and patios that have sustained serious damage
- Resurfacing of private streets
- Repair or replacement of exterior windows and garage doors that have deteriorated or were damaged by storms
- Repair or replacement of exterior patio screens
- Proper drainage of the property
- Exterior faucets and dryer louvers
- Additional items approved by the Board of Directors
Examples of (but not limited) Owner Responsibilities
- Reviewing and adhering to all requirements of the Association Governing Documents and Policies. It is strongly recommended that prospective buyers review the bylaws and policies prior to final purchase.
- Securing a thorough building analysis/inspection before purchase of unit
- Prompt payment of association fees
- Homeowner’s insurance
- General interior maintenance
- Interior painting and decorating
- Carpeting and flooring
- Repairs to interior walls, including nail pops and settling cracks
- Plumbing, electrical wiring, heating, and cooling
- Garage door motors, lubrication and general maintenance
- Garage and basement floors
- Cement block walls
- Sump pump
- Providing OGCA approved storm or screen doors
- Providing OGCA approved awnings
- Door bells
- Replacing porch and yard light bulbs
- Observing parking regulations:
- Resident’s vehicles parked in garages
- Commercial vehicles, boats, and campers parked off OGCA property
- No parking on private streets
- Maintenance and repair of owner built decks (not cement patios)
- Maintenance of Board approved owner modifications to unit
- Exterior additions/changes require prior written consent of Board of Directors
- Refrain from using nails/screws on siding/wooden porch features with the exception of one flag bracket
- Restricting outside displays/holiday decorations with timely removal
- Communicating anticipated sales to the Association manager
- Providing buyers (new owners) with the Association Governing Documents and any unit documentation (restrictions/modification) as communicated by the Board
